2026 Lodging Outlook: Resilient Demand, Unforgiving Margin Math

The lodging industry is resilient, but the margin math is unforgiving.

Here's the 2026 "state of play" I'm hearing across owners, brands, and forecasters:

  • Demand holds, but growth is thin. Guest spending is still expected to be huge, yet profit recovery is incomplete because costs remain sticky.

  • Labor stays front and center. Headcount and wages are rising, so productivity and scheduling discipline matter more than another 25 bps of rate.

  • RevPAR is a grind. The FIFA World Cup helps, but the lift is concentrated. Outside host markets, expect "flat-ish" performance and sharper competition.

  • AI is now a distribution and ops requirement. Hotels will compete to be recommended by AI, not just ranked on search. Make your property attributes machine-readable, and automate back-of-house work where ROI is immediate.

  • The product is getting unbundled. "Free breakfast" and other perks are being rethought as operators hunt for margin.

If you're running revenue, asset management, or strategy in 2026, what's your priority?

  1. Margin defense

  2. Channel mix and AI visibility

  3. Targeted growth in event-driven markets
